Rising housing costs and inflation have hit Michigan families hard— especially older adults with low or moderate incomes. In fact, according to a recent AARP study, 82% of adults 45 and older are concerned that increasing property taxes would impact their ability to remain in their home as they age.
A new bipartisan bill package would provide relief by expanding the Homestead Property Tax Credit, and we need your help to encourage lawmakers to pass it!
Senate Bills 344 and 345 would increase the Homestead Property Tax Credit (HPTC) and expand eligibility so more homeowners and renters, especially older adults, will be able to access it. These bills would provide meaningful, targeted relief by modernizing the HPTC to reflect today’s economic challenges. The proposed changes would:

Raise the property value cap from $135,000 to $160,700.

Increase the income limit for single filers to $70,700 and create a new joint filer cap at $141,400.

Expand income eligibility for older adults and add a new threshold for joint filers.

Tie income thresholds to inflation using the Consumer Price Index, so the credit keeps pace with costs.

Ensure renters can count more of their housing costs when determining their credit.
These bipartisan bills would improve access to homeownership and provide much needed relief for rising property tax credit costs for both homeowners and renters.
